Summary of Duties: Processes mortgage loan applications for submission to either an investor or loan committee: prepares loan documentation and closes file and posts to bank system.
Essential Functions:
Reviewsunderwriting findings, submits items requested to clear conditions: reviews closing conditions upon receipt of Notice of Loan Approvals and coordinates with Loan Officer to ensure all conditions are cleared.
Orders Appraisal through Appraisal Firewall system
Updates pipeline and enters tracking data in Encompass system to track and follow-up on files submitted to underwriting; including dates of contact to ensure that loans are decisioned in a timely manner. Provides a commitment letter, counter offer, or mails adverse action notice as appropriate, indicating any conditions required on the Notice of Loan Approval (NOLA).
Processes and orders all necessary application and closing documents including but not limited to: payoff information, survey, insurance, condominium questionnaires, subordination requests, flood certification, verifications of employment/assets and completes title commitment review, and coordinates with loan officer to ensure accuracy.
Completes : Change of Circumstance: documents as necessary when requested
Coordinates closing schedule with loan officer: notes the closing date on the board.
Reviews file for completeness, to include: receipt of payoff and insurance information, verifies all conditions have been cleared, title requirements have been met: reviews rate expiration dates to ensure adequate processing time.
Completes closing package, provides loan officer with preliminary closing figures to be reviewed. Compares GFE to HUD1 and determines any HUD tolerance violations and/or cost to cure calculation.
Enters closed date into the Encompass system, registers closed loan with Mortgage Electronic Registration System (MERS) online on the date of disbursement; files MERS confirmations into customer file.
Submits input sheet and prepares general ledger tickets to fund the loan.
Tracks closed files to ensure they are returned from closing agent in sufficient time to process and submit to Investor for funding prior to rate lock expiration.
Works with loan officer, title company, underwriter and Manager to resolve post funding suspense items in a timely manner
Assumes additional duties as required.

Experience:
Position Requirements:
High school diploma or equivalent, with relevant college courses or seminars in mortgage processing, accounting, underwriting and customer service.
Minimum of 5 years previous mortgage processing and supervisory experience.
Excellent customer service skills, with the ability to effectively communicate with bank staff, customers and other parties.
Must possess the ability to handle multiple tasks, pay attention to detail and be well organized.
